- Make sure the home inspector has access to all areas of your house - locked doors and blocked areas make people nervous
- Be prepared to be away from your home for 2 – 3 hours. Being on site while the home inspection is in process usually just makes the buyer and inspector uneasy and left feeling rushed
- Back your cars out of the garage and make sure there is access to panels and other items
- Replace any burnt out light bulbs - this makes sure that it is not seen as a "defect: and makes more questions
- Do not cover up problems. This seems like a simple one, but some people still try. Home inspectors know and are trained how people people hide things and look for the indications that something is being concealed. And ultimately, it is not fair to the new buyers to have someone hide a problem.
- Have all utilities turned on. This includes having all electrical components on.
- Be sure to make sure the attic access is clear - especially if the access is in a closet.
- Make sure the bushes and shrubs around your house are cut back
- If you have pets, it is best to take them with you or have someone else take care of them during the inspection - especially is this the case with dogs.
Congratulations on selling your home! Contract is approved, appraisal is done, and now you just have to get through the buyer's home inspection. While this can be stressful and worrisome, you can be prepared. Here are a few tips:
